A manager who is already here

Most owners in The Woodlands come to us after trying it themselves, or after a national company ran their home from a call centre and a list of subcontracted cleaners. The booking was never the hard part. The rate that should have moved before the Pavilion concert. The guest locked out at eleven at night. The cleaner who did not show on a same day turnover.

We operate in The Woodlands, Spring and Magnolia every day, with our own homes and our own cleaning crews. When something needs a person on site, someone is nearby. You keep the home and the income, and stop running an operation you did not intend to run.

Pricing for this market

Rates reset daily against live demand: concert nights at the Pavilion, Market Street events, energy company travel during the week and family travel in the summer. Floors are set so your home is never given away on a soft week.

Listed everywhere that matters

Your home is published and kept in sync across every major booking channel and our own direct site, so a gap in the calendar can be filled from more than one source.

Cleaning in house

We own our cleaning company. Turnovers are done by our team, not by whoever is free that day, which is the most common way a listing loses its rating.

Guests answered

Messages handled around the clock, in English and Spanish, from the first question to checkout.

Longer stays too

We place insurance, relocation and corporate guests for thirty nights and more. In The Woodlands that demand is steady, and it fills the months that hurt most owners.

Reporting you can read

What the home earned, what it cost and what is booked ahead, without having to rebuild it from a payout statement.

Township rules, handled

The Woodlands Township treats any stay of less than 30 days as a short term rental, and it expects owners to follow the rules. To operate you need to:

  • apply through the Township permitting portal and sign its maintenance and use agreement,
  • show proof of insurance,
  • name a local contact person,
  • provide adequate parking and take responsibility for how guests behave,
  • follow the covenants for your village, and renew the approval every year.

We walk you through the application, act as the local contact the Township can reach, write house rules that keep neighbours on side, and keep occupancy tax set up correctly on every booking channel. If your HOA restricts short term rentals, we will tell you that before anything else.

Who books homes in The Woodlands

Demand here is not only holidays. A well run whole home in The Woodlands draws:

  • corporate travellers and project crews working at the ExxonMobil and Chevron Phillips campuses,
  • concert and event guests for the Cynthia Woods Mitchell Pavilion, Market Street and Hughes Landing,
  • families visiting relatives, and groups who would otherwise split across two or three hotel rooms,
  • families displaced by storm or water damage, placed through their insurer for a month or longer.

That mix is why a three or four bedroom home here can stay busy through the year. You can see the Woodlands homes we run as a guest would.

Everything was excellent. The house is perfectly located in a very quiet area, yet close to everything. It was spotless and fully equipped with everything we needed for a comfortable stay. Paul, The Woodlands
This is my second stay at one of José's houses. His houses are immaculate and so well maintained. The beds and bedding are top notch. Roxane, The Woodlands

How getting started works

  1. Tell us about the home. Address, bedrooms and what you want from it. The form below or a phone call is enough.
  2. We look at it and give you a straight answer. What we think it can earn, based on what our own Woodlands homes book at, and whether it is a fit. If it is not, we will say so.
  3. We set it up. Listings, pricing, Township paperwork, guest guide and cleaning schedule.
  4. It goes live. You get reporting every month and a person to call whenever you want one.

We do best with whole homes of two bedrooms and up, in The Woodlands and the areas around it: Alden Bridge, Sterling Ridge, Creekside Park, Cochran's Crossing, Panther Creek, Grogan's Mill, Indian Springs, College Park, Harper's Landing, and nearby Spring, Magnolia and Conroe.

Questions owners ask

Do I need approval to run a short term rental in The Woodlands?

Yes. The Woodlands Township treats any stay of less than 30 days as a short term rental. You apply through the Township permitting portal, sign a maintenance and use agreement, show proof of insurance, name a local contact and renew every year. We walk you through it.

Can I still use the home myself?

Yes. Block the dates you want and we price and book around them.

Who cleans the home between guests?

Our own cleaning company. Turnovers are not subcontracted, which is the main reason our homes hold their ratings.

How is your fee structured?

Our fee is a percentage of booking revenue, so we only do well when your home does. We quote it after we have seen the property.

What if my home is outside The Woodlands?

We also manage in Spring, Magnolia, Conroe, Houston and Channelview, and in Costa Rica. Read about our property management service more broadly, or just ask.
